EMEA Real Estate Project Manager (fluent in German)
Education: Further Education including Facilities and or Project Management (Prince 1 or 2, BIFM, IFMA, CORENET MCR)
Experience: 2-10 years management experience preferably in a large corporation managing diverse and sometimes remote staff, prior construction management experience.
a) Manage and supervise team members in remote locations to create one team
b) Deliver all projects by FDOB or better
c) Determine and recommend the use of outsourced vendors/suppliers to support PM delivery as required
d) Manage site option analysis
e) Present complete bid packages for projects
f) Implement Corporate Standards
a) Use Oracle Financial and Project management tools such as GPD, project workbooks to record weekly expenditures with US base Project Co-coordinators
b) Approve all invoices weekly for posting to system via echo-sign system.
c) Utilize Oracle Fixed Assets system to obtain depreciation figures and forecast
d) Work NPV on projects including payback periods and other critical balance sheet elements
a) Manage all construction activities for shell/core, tenant improvements, dilapidations repairs, interiors and signage for buildings
b) Interface with LOB’s and local team to create realistic scenarios for lease, sublease, purchase, renovation or uplift
c) Obtain all project related pricing
d) Request via SR (Service Request) GIT pricing request through EMEA Project Management
e) Work with EMEA Central team to prepare Scopes, Option templates, review Capacity plans
f) Prepare Options templates with Regional Directors
g) Supply Preview drawings for spaces with new Cafeteria and Conference room requests and obtain approval before completing space plan details
h) Adhere to Oracle construction and space standards
i) Manage projects on schedule including regular updates to GPD, approve change order requests, approval all invoices, scan all documents to Workspace folders,
j) Attend quarterly GPD project calls and reconcile project status at least 1 week prior to call
k) Provide warrantee and service manuals at project end to local business
l) Provide CAD drawings per Oracle specifications at least 3 weeks prior to opening of building
m) Understand FDOB lease vs. opening day and help local country organize lease data to PN on time
n) Manage the timely close out and return of all buildings being vacated or cleared for sublet
o) Ensure space plan adheres to current load factors as set by management
p) Understand the roles of Security and GIT plus collate project costs from each.
q) Submit Address requests templates at start of project to secure cost centre, subaccount, address, PN Code
r) Ensure Oracle Procurement (Iproc) Database is set up for address by Lease Administration team in order to begin placing orders
s) Determine long lead time orders (such as MFD, MFP, Furniture) and place in timely manner
t) Coordinate with LOB and local government and councils any critical agreements (from road planning, transportation agreements, signage)
u) Ensure licenses are posted and in place for local inspection
v) Insert name as approver on workflow in Iproc to approve and review all expenditures are against appropriate BBP
Support Regional Directors if required.
a) Interface with corporate security on local security systems. Use appropriate picture and badges as required for site.
b) Obtain corporate security assistance to evaluate equipment, deter theft, and improve procedures. Use RISK and SECURITY web sites to obtain and file loss paperwork
c) Provide direction to employees when office closing is needed due to BCP/environmental catastrophe (internal or external).
d) GPD regular reporting
e) Microsoft projects reports for all work
f) Quarterly staff presentations (PPT)
g) Work with local business to define lab information prior to end of job and report to GDS all necessary information
h) Submit monthly status report
i) Attend Central team calls monthly (or as directed)
j) Provide adhoc information as requested
k) Benchmark all spend and portfolio details to Central team

6) Safety, Security, Health, Energy and Insurance
a) Interface with corporate security on site specific security (SOC as applicable)
n) Secure the building as appropriate and or negotiate construction and locking details with security team
o) Ensure local office has reported to Risk Insurance any change of use or new properties
p) Advise local contacts to install appropriate Evacuation signs and maps per local law
q) Ensure appropriate fire, life safety items (fire sprinklers, Halon gas, fire extinguishers, pulls, strobes) are in place per local law
r) Profile all buildings to LEED or BREEM if owned building
s) Where required provide Carbon xxx reports.
t) Ensure regular EH&S meetings with Oracle regional EMEA H&S managers regarding compliance with Oracle EH&S policy.

Duties and tasks are varied and complex; independent judgment needed. Fully competent in own area of expertise. May have project lead role and or supervise lower level personnel. BS degree or equivalent experience relevant to functional area. Prefer 5 years of project management or related experience.
